Overview
Grape Creek Point is a super loaded 68+ acre tract; pound for pound, it packs a lot of punch. It has “live perennial” flowing water, big time views, bluebonnets and easy commuting distance from Austin, San Antonio & Horseshoe Bay being located between Johnson City and Fredericksburg. These types of raw land, undeveloped, blank canvas properties are becoming and endangered species. Build exactly what you want, where you want, when you want. It has both sides North Grape Creek for 750+/- feet with gorgeous views and calf high bluebonnets.
Location & Access
Charming Fredericksburg, TX (great restaurants, music venues, wineries, shopping, hospital, grocery stores, full service 24/7 airport) is a scenic 30-minute drive from the front gate. Austin is a 1 hour 15 min drive via US-281 & US-290 and San Antonio is 1.5 hours away via US-281. The ranch sits in an ideal location near Sandy on private Grape Creek Rd that connects with RR 1320.
Water / Utilities
North Grape Creek
Featuring 750+/- feet of both sides sandy beach entry of rock bottom North Grape Creek, typically one of the better perennial streams found in Blanco County.
The North Grape Creek Sub-watershed
North Grape Creek rises one-mile east of State Highway 16 in central Gillespie County. Intermittent in its upper reaches, the stream follows an easterly course for twenty-six miles to its mouth on the Pedernales River, northwest of Johnson City in western Blanco County. Rising in the hills of the eastern Edwards Plateau and crossing into the Central Basin, North Grape Creek passes through an area of flat to rolling terrain surfaced by sandy to clayey loams that support grasses, scrub brush, and open stands of live oak, mesquite, and Ashe juniper.
Water Well
One drilled & cased water well, located near a cleared future homesite area, was drilled in March 2010. The well was drilled to a depth of 465 ft, hitting water at 70.5 ft with a yield of 17 GPM.
PEC electric is near the subject property and will need to be brought on site. There are no old homes or barns structures on the property.
Land & Wildlife
The land is gently rolling down to North Grape Creek with elevation ranges from 1,206 to 1,371. The creek bottom is dotted with American Sycamore, Live Oak and Pecan trees. Native grasses, mixed brush, and Live Oaks cover the higher elevations of the property.
There is a dominant building spot over-looking the creek valley and rock outcroppings. The bottom section of the property running along the creek is shredded and the oak tree canopy has been lifted creating a cedar & cactus free park like setting. The subject property is primarily fenced but not along the creek bottom. An electric front entry gate is in place for easy access. A crushed granite road runs from point of entry, to building spot and down to creek bottom.
Shrublands and open grasslands are the predominant land cover types within this sub-watershed, although minimal amounts of agricultural activity including cultivated crops and pasture/hay occur in the central and northwestern portions of the sub-watershed.
Abundant wildlife includes: white-tailed deer, Rio Grande turkey, feral hogs, and grey fox. If birding is your hobby, Grape Creek Point will brighten your day with its many species. The riparian corridor ecosystem of the ranch provides habitat to many species of birds including owls, hawks, ducks, and dove. A heavy mix of native songbirds can also be found due to the distinct habit types on the ranch.
Even with the vast landscapes of the Texas Hill Country, it is a challenge to find the ideal property that encompasses all of the criteria most often cited by Buyers including convenient access, well-watered, wildlife abundant, onsite sporting and recreation, private access, proximity to urban conveniences, topographic diversity and gorgeous scenery. Rarely do properties come on the market blessed with virtually all the amenities that comprise greatness in the North Grape Creek area of Sandy.
