Land
The dominant topo feature of this property is the high hill at 2,375 feet where the house sits, offering spectacular views to the west, southwest, and northwest. Water
The water well that services the house yields 5 GPM (water at 260 feet, drilled to 460 feet. Water is pumped from the well to a storage tank which sits beside the house. Just below the house there is a small stock tank about 0.15 acres in size. The tank does hold water, but it will go dry during drought periods. There is an unnamed, seasonal creek that originates in roughly the center of the ranch and flows west, forming a deep draw.

House

The Sellers will provide and pay for a standard owner’s title insurance policy. Title to the real property will be conveyed by a general or special warranty deed.
The Sellers will provide a new survey.
Mineral rights which the Sellers own will be conveyed to the Buyer at Closing.
All water right claims controlled by the Sellers will be transferred to the Buyer at Closing.
