Privacy

Sky View Ranch has only two large neighbors, both of which are end-users.  A 500-ac ranch sits to the west and south and a 146-ac property sits to the north.  This property is being parceled out of the 500-ac property.  It is rare to find a tract of this size in Gillespie County nestled in between large ranches.

Water & Electricity

The seasonal drainage in the center of the property offers an opportunity to construct a pond.  Water would be sourced from the surrounding watershed and the natural seepage that occurs in the bottom of the draw.  There is not a water well on the property, but groundwater is strong in the area.

The conditions of sale are as follows:

  1. Offers to purchase or letters of intent must be in writing and accompanied by 1.00% of the purchase price to the escrow account at Hill Country Titles of Fredericksburg, TX.

  2. The Seller will provide and pay for a standard owner’s title insurance policy.  Title to the real property will be conveyed by a general or special warranty deed.

  3. The Seller will provide a new survey. If the survey determines that the acreage is different than what is presented in this package, the total purchase price will be
    adjusted by the agreed upon price per acre.

  4. Mineral rights which the Seller owns will be conveyed to the Buyer at Closing.

  5. All water right claims controlled by the Sellers will be transferred to the Buyer at Closing.

  6. The property lies in the Fredericksburg ISD.

  7. The 2021 ag-exempt property taxes are estimated to be $35.00.
