Water / Utilities
An existing water well services the hunter’s lodge. There have been upgrades to both the water well and septic systems. There are small ponds & various seeps on the property. PEC power is on site.
Land & Wildlife
This property gently slopes to the North with a nice build spot not far from the lodge. There is high fencing on the West and South property lines while new low barb wire fencing was completed on the East and North lines. Extensive cedar clearing was done along the perimeter, center and cross senderos into the property. This property has been lightly grazed with good grass cover. A seasonal pond catches and holds water during normal rainfall periods. A trenched water line was run down the center of the property to the half way point which could be utilized for wildlife or livestock purposes. Other improvements include significant road work on Rogers Creek road and the road leading up to the lodge. Whitetail deer, some feral hogs and other native Texas wildlife can be seen regularly.

The conditions of sale are as follows:
Offers to purchase or letters of intent must be in writing and accompanied by 1.00% of the purchase price to the escrow account at Select Title of Blanco, TX.
All Prospective Buyers must demonstrate to the satisfaction of the Seller, absolute financial capability to purchase the Ranch prior to scheduling an inspection of the Ranch.
Current owner will offer basic title insurance and existing survey (February 2020).
The property is accessed via Rogers Creek Road which is a 30-ft easement.
